Our construction management process is tailored to each client and project, depending on each situation and set of desired outcomes. As a construction manager, our priority is to be the advocate for our client at every step in the timeline. We walk alongside clients from pre-development through to operation. Our services may include the additional items described under pre-development, and pre-construction, but typically will encompass the outcomes and services listed below.
Our construction management outcomes and services include:
- Review of all project/development documents available to ensure our fiduciary responsibilities.
- Work closely with architects and engineers for value engineering opportunities.
- Work closely with all stakeholders to streamline permit and inspection process.
- Evaluate all proposals for accuracy of scope of work and ensure pricing is fair and reasonable.
- Regular interaction with General Contractor and Sub-contractors to ensure planning and cohesion for project schedule, budget, and overall success.
- Ensure accuracy of construction schedules and monitor and manage regularly.
- Evaluate and consult on all contracts and ensure proper insurance coverages and contract performance.
- Manage all pay applications, change orders, and other invoices and expenses to develop formulated draw requests for ownership to approve.
- Hold weekly Owner, Architect, and Contractor (“OAC”) meetings to discuss project & process.
- Create weekly customized reports for ownership for regular evaluation and tracking of progress.
- Work with all outside vendors (i.e. FFE, Elevator Co’s, Landscape, utility companies, local municipalities) to mesh with ongoing construction and completion.
- Create and manage full closeout of project schedule including punch lists, retainage payment applications, inspections, TCO/Certificates of Occupancy, warranty and spec book assembly, and final as-built drawing sets.
